With the soon-to-expire tax credit for first-time buyers as an assist, the single mother plans to close on a $166,650 three-bedroom house in Clifton Heights, Pa. "If it hadn't been for the credit, I wouldn't have done it," Hall said.
To be eligible for the federal tax credits—up to $8,000 for qualified first-timers and up to $6,500 for certain repeat buyers—houses must be under contract by April 30, with settlement by June 30, 2010.

If you've never been to Franklin NC , you are in for a wonderful surprise. Nestled in the majestic Smokey Mountains just 2 hours north of Atlanta, Ga. and 75 miles S.W. of Asheville NC, Franklin offers solace and visual therapy to all who are weary of big city traffic congestion and populace. Franklin NC is an incorporated town located in Franklin Township, within the Nantahala National Forest, in Macon County, North Carolina. As of the 2000 census, the town had a total population of 3,490. It is the county seat of Macon County. The Franklin, North Carolina area is rich in gems and minerals and is known as the "Gem Capital of The World." But this is not in anyway an exhaustive view of this lovely town, One has to visit here to experience the beauty of her mountains, the friendliness of her people and the quaintness of her surroundings. I have lived in Franklin now since 1993 and am a S. Fla. Refugee. Since coming to Franklin I am convinced that to go back to S. Fla. I would have to be "shackled" and taken "by force"! Seriously, Franklin and the surrounding area is what I call "VISUAL THERAPY", there just isn't a place around this town that isn't beautiful and soothing to the spirit.
Most of Franklin NC's population, don't live within the town limits, but in Townships that actually surround Franklin. As such, the people here drive no more than 10-15 minutes to get to and from town. 10 minutes drive in the Franklin area translates into 10 miles of visual therapy, 10 minutes in those congested metropolis' translate into about 10 FEET and the scenery is begrudging! Why, I actually took these photos this morning on my way to work at EXIT SMOKEY MOUNTAIN REALTY in Franklin. Do you think viewing these type scenes everyday would calm you down, drain the Big City pressure out of your being? You bet it will! Here's another photo that soothed my spirit this morning, I stopped and shot the photo from my automobile and talked to these horses first hand! They too, agreed that Franklin offers some of the best farming and equestrian land in the World!
Did you know that Franklin NC is surrounded by almost 75% US Forest Service Land? What this means to real estate is that there is only so much expansion that can occur in and around Franklin NC. This is a noteworthy statistic because our town can not sprawl out endlessly and thus devalue property, there is only so much real estate here and NO MORE. As a matter of fact, during this latest financial downturn when many areas of the USA were reporting property devaluations upwards of 50%, Franklin's market posted 15-20% decline. it is my opinion that this is a modest figure in comparison to the rest of the nation. And, Macon County is not palatable to national chain store demographics we just don't have the population to support their business footprint. Of course, we have the "B" & "C" type franchises for all those fast food binges you may have to indulge in, but for the most part we are guarded against out of control growth. Franklin is primarily a "second homes" market with a tremendous transient population that shrinks and swells with the coming of seasonal activities. Franklin NC was voted as one of the "Top 10 Places to Retire" in the United States making it a virtual "Mecca" and "First Choice" for America's Baby Boomers heading into retirement. Ok, if a picture is worth a thousand words, than allow me to give you a couple more! Again, these were shot on my way to the office! Mining History In Macon County - Franklin, NC
Mining for ruby and sapphire began in Macon County in 1870. Called corundum, the minerals were mined commercially for abrasives and gave work to many men. Corundum and other minerals, mica and kaolin, were hauled to the railroad by horse and wagon and shipped out of Macon County in large quantities. Tiffany's showed an interest in the area in the 1890's but two other companies, American Prospecting & Mining Co. and US Ruby Mining Co., began work hoping to find the source of the rubies found in the corundum mines. Both companies ended the search in the early part of the 20th century leaving the area open to rockhounds and gem enthusiasts. The source hasn't been found - yet.
What To Bring To The Mines
Bring ziploc bags or a plastic butter dish to take your stones home in (no glass). Rubber gloves are handy if it's chilly or you have a nice manicure and a hat and some sunblock if it's sunny although many mines provide cover on the "flume". The wooden benches get hard as the day goes on so you might need a cushion to sit on or old towels work well too and you can use them to wipe your hands. Wear old clothes and tennis shoes or boots and bring a plastic bag to put your muddy shoes in and an extra pair to wear in the car. Bring a picnic lunch, most mines provide a place to eat out of rain or sun, plan to spend the day! And you will need to bring the camera for those pictures to show friends you played in the mud in North Carolina and found beautiful gem stones.

The majesty of human kind is in their ability and authority "TO CHOOSE" what ever they want to "think" and so "As a Man Thinketh in his heart, So is He"... "Ok, Mr. Bald Head" , I can hear you saying to yourself right now, "What in the world does this have to do with Real Estate?" My simplest answer to you is, "what do you think about your real estate market's condition"?. Is it "UP" or "DOWN", "GOOD or BAD"? Your perception and conviction about your marketplace will eventually give birth to an "ACTION", either positive or negative, the choice is yours. Put your seatbelt on, because you will catch on fire. And you know what happens when you see a fire? Everyone wants to STOP and WATCH a FIRE... All of a sudden you will be the center of real estate attention... you are smoking.. on fire... upbeat.... listings start coming... sales start happening... you get happier.. more positive.... good people just happen to appear out of nowwhere.. Franklin is the seat of Macon County, NC which was formed in 1828. The land was part of lands acquired from the Cherokee in the Treaty of 1819. The county is named for Nathaniel Macon, a politician from Warrenton, NC who served in the American Revolution and the U.S. House of Representatives and U.S. Senate.
Franklin is located in the southwest corner of North Carolina and has a rich and well documented history. Unlike many Western NC counties, most of Macon's records have survived, which is very fortunate for historical researchers. The present-day site of Franklin occupies Nikwasi, an ancient and important Cherokee town. The remains of Nikwasi Mound can still be seen today near the center of Franklin.
 Nikwasi Mound - Franklin's location was once known as Nequasee or Nikwasa, translated "Center of Activity" by the Cherokee. It's historical relevance dates as follows: 999-500 BC, 499-0 BC, 0-499 AD, 500-1000 AD, 1000-1499 AD, 1500-1749 AD, 1750-1799. The Eastern Band of the Cherokee respectfully request no climbing on the mound so that it may be preserved. Please feel free to visit the mound on East Main Street and walk around it, but please honor the Cherokee's request.

Tucked away in the Smokey Mountains of Western North Carolina, just 5 Miles south of Franklin is a tiny township in Macon County called Otto, NC. Otto is located 10 miles north of Clayton, Ga, and 5 miles south of Franklin NC.
Otto is a community located in Macon County at latitude 35.06 and longitude -83.388 (Otto Panoramio Photos). The elevation is 2,070 feet. Otto appears on the Prentiss U.S. Geological Survey Map. Macon Countyis in the Eastern time zone (GMT -5). Franklin NC is surrounded by "townships" of which Otto is one. Otto is the only township surrounding Franklin NC that has it's own Post Office and separate zip code! When you pronounce the word OTTO, you must enunciate BOTH "T's" or you will be known as an "outsider". I've lived in Otto, on Summit Road since 1993, and just love it. Summit Road is only 2 miles from the Georgia border where one can obtain gasoline on average of .25 cents cheaper per gallon than on the NC side! From the South end of Otto, it's a quick 10 mile ride to the North for Franklin festivities, and a 10 mile jaunt to the South to enjoy Clayton, Ga. and the charming southern hospitality it's residents afford!
Otto NC, home to the Coweeta Hydrological Laboratory
Before the first white settlement in this area, the Cherokee Indian Nation inhabited the land. From 1848 to 1900, white settlers cultivated less than 200 acres of the basin, primarily along the main streams. Lumber companies purchased the Coweeta Valley in 1900, and subsequently the land was logged. In 1918, the Forest Service bought the tract and designated it part of the Nantahala National Forest in 1923. The site was set aside as the Coweeta Experimental Forest in 1934. Measurements of rainfall, streamflow, climate, and forest growth began almost immediately. The Civilian Conservation Corps built the original laboratory buildings, roads, climatic stations, and stream measurement devices. In 1948, the site was renamed Coweeta Hydrologic Laboratory, the only Forest Service outdoor site to carry the "Laboratory" title. For more information and history on this laboratory go here?
Otto NC is home to many happy residents who appreciate small town living and the rich history of the beautiful mountains of Western NC. The residents are friendly, helpful, and skilled in many different types of craft and hobbies. There are monthly community dinners at the community center adjacent to the Post Office, a volunteer fire department and all sorts of outdoor activities for your pure enjoyment.
